The approval path

   Read the exterior lighting language

   Most Southwest Florida covenants address exterior and landscape lighting rather than underwater fixtures specifically. Look for terms like 'exterior lighting,' 'dock modifications' and 'architectural review.' If underwater lighting isn't named, it's usually reviewed under exterior lighting.

   Confirm whether review is required

   Many boards treat low-voltage, downward-facing underwater fixtures as a minor improvement that needs no submittal. Others require an ARC form for any dock modification. A single email to your property manager answers this in a day.

   Assemble the packet

   Boards approve quickly when the request is specific: a site sketch showing fixture locations, the fixture specification sheet, color and wattage, mounting method, and a note that all wiring is concealed and GFCI-protected.

   Address the three usual questions

   Glare toward neighbors, wildlife compliance, and whether anything is visible above the waterline. Underwater fixtures sit below the surface, aim into the water column, and produce no upward light spill — which is exactly what boards want to hear.

   Submit and follow up

   Submit before the monthly meeting cutoff. Most communities respond within 30 days. We'll supply any additional documentation the board requests at no charge.
